About Captiva
American Realty of Captiva (AMRC) - Reservations and Policy
Minimum Stay The required minimum stay at most homes (as set by the property owners or regulation) is one week (Saturday check-in and Saturday check-out). A few homes have longer or shorter minimum stays. Check the detailed listing of the property for more information, and call us if you have any questions or special needs. On a case-by-case basis, we try to be flexible about your check-in and check-out dates in order to accommodate your scheduling and travel preferences.
Rates and Availability Our on-line rates and availability calendars are kept up to date, but please call to confirm or if you have any questions. The Rentals List shows a summary of the seasonal rates; the rates for each date range are shown on the individual page for the property, or in Availability / Search. All information on this web site including prices and availability are subject to change without notice, but of course we strive for complete accuracy.
Taxes A total of 11% government tax is assessed on the total rental and fee amount.
Reservation You can reserve your Captiva vacation home on-line through this web site, or call us or email (contact information at the bottom of this page). We'll need your name, address, phone number, number of persons in the party, exact dates of arrival and departure. Please read our Privacy Policy. A deposit and a non-refundable reservation fee (see below) will be charged to your credit card (Visa or MasterCard). Upon booking your reservation, we mail you a letter confirming your reservation and providing other useful information.
Reservation Deposit Your reservation is guaranteed by a deposit charged to your credit card (Visa or MasterCard). As of 2017, the deposit is 20% of the base rate due ($200 minimum).
Reservation Fee Booking a reservation requires a non-refundable reservation fee of $55 ($61.05 including tax).
Cleaning Fee There is no cleaning fee for most AMRC homes. Any exceptions will be noted as a separate cleaning fee on the individual page for the property.
Pet Fee Homes that are pet friendly generally add a fee if bring your pet (some fees are per-pet; some fees are per-week). Note that you must arrange with us in advance and pay any applicable fees in order to bring a pet.
Security Deposit The owners of certain homes require a refundable security deposit to cover extraordinary damage or loss caused by the guest. The deposit will be noted on the individual page for the property. Guests are never charged for normal wear and tear.
Payment Balance As of 2017, the balance of your rental payment is due in full 90 days prior to arrival. Final payments are payable by check, e-check, or debit card. Final payment can be made using a credit card with an additional fee of 3% (of the charged amount); we are just passing along the credit card company fee to you if you make this choice.
Cancellation As of 2017, you may cancel your reservation up to 90 days before arrival and your payments (except the reservation fee with tax) will be refunded. After this date, no cancellations are allowed and no refunds will be made (see Trip Insurance below).
Trip Insurance Many travel professionals recommend that you purchase travel insurance. We have negotiated an excellent-value policy from a third-party insurance company at the rate of 7.25 percent of the total rental amount. You can select this option when you reserve on-line or by calling us.
Occupancy Limits Each of our vacation rental homes clearly lists an occupancy limit, such as "Occupancy 6 persons". This limit is written as "Sleeps" in some cases, such as "Sleeps 6." The occupancy limit is strictly enforced throughout Captiva, and AMRC cannot make exceptions under any circumstances. If you wish to bring more guests than the stated limit, consider renting multiple homes close together: there are many excellent options in all areas of the island.
Parking All homes are allocated at least one free parking place right at the home, or in parking lots (for larger multi-family buildings). Most larger homes can fit two cars, and some can park many. Some even have covered parking or fully enclosed garages with automatic openers. These are for standard size vehicles; oversize vehicles such as long trucks or recreational vehicles may not fit in the available parking space(s). Call or email AMRC for the latest information. Please take the parking into account when you make your travel plans or invite day visitors, because there are no free parking lots to store your excess vehicles. Street parking is prohibited throughout Captiva except with special police permit. Captiva's two public beach parking lots are available for day visitors at the rate of $4.00 per hour.
What is Provided Provided in all units: bed linens, bathroom towels, kitchen utensils, and a starter supply of paper towels, toilet paper, tissue, trash bags, dishwashing soap, etc. The Island Store is convenient for your resupply, and many people stop at a grocery store on Sanibel during their drive to Captiva.
Not Provided Some homes do not provide beach towels, beach chairs, beach umbrellas, baby equipment. If you need these (or other items) and they are not listed as provided for your home, rentals are popular and easy. Reserve equipment rentals in advance and they will be delivered and waiting when you arrive.
Equipment Equipment is provided by the property owners. Although some equipment cannot be guaranteed, we will make every effort to help resolve any problems quickly (we are right here on Captiva). Please read the disclaimer regarding electronics, telephone, network services and equipment.
No Smoking All of our homes are smoke free. Guests who smoke may do so outside the building. Cigarette butts are an environmental threat and are (by far) the highest quantity item among all coastal garbage collected [Ocean Conservancy]. Please help us keep Captiva pristine, and dispose of extinguished cigarette butts properly (in the trash).
Fireplaces Some homes have decorative fireplaces, but these are not operational for guest use. Please do not attempt to burn anything in any fireplace or stove without first consulting AMRC. Fireplaces would rarely would be needed anyway on Captiva! Call us if you need more information on fireplace operation.
